A spark on the property listings

COUNTRYSIDE, Ill. - A piece of prime commercial property is for sale in Countryside and its owner, the City of Countryside, is looking for buyers to transform it from a fire station to a retail use that will augment to the City's retail corridor.

"We are aggressively working with businesses, land owners, developers and brokers to enhance our commercial corridors for our shoppers," said Mayor Robert Conrad. "We're excited about the potential of the fire station property in a new life as a retail or dining use that will improve the shopping experience in Countryside and generate sales tax revenue for our residents."

The more than half acre of property at 5745 S. LaGrange Road, is zoned B-1 Retail and is situated on a busy corner of the commercial corridor which draws some 35,200 vehicles daily and has access to more than a quarter million people residing within a 5 mile radius with a median annual household income of almost $95,000.

The City loaned the property to the Pleasantview Fire Protection District for the past 30 years to house a fire station. Now that the fire protection district built a new station in Hodgkins, the Countryside station is no longer needed. The Pleasantview Fire Protection District serves all Countryside residents.

The City is conducting a Phase I Environmental Site Assessment on the property. Similar to many properties in the commercial corridor, this parcel was home to a gas station prior to being the site of the fire station.

"We are doing our due diligence," said Conrad. "We will work with potential purchasers on any environmental matters that may exist."
